Homes sold on Sanibel and Captiva in 2009.
These sold homes are presented in the form of a Comparative Market Analysis (CMA).
A Comparative Market Analysis (CMA) is an informal estimate of market value performed by a realtor for the seller to assist in arriving at an appropriate listing price, or if working with a buyer, an informal estimate of market value to assist the buyer in arriving at an appropriate offering price.
The CMA's presented on this page are general. They display information which will give you an overall picture. When I actually sell a home or a customer is about to make an offer on a home, the CMA I create at that time will compare one particular home to homes with very similar characteristics in the same neighborhood or market.
This is why it is called a comparative market analysis; comparing one home to similar ones in the same market.
A CMA is typically created for a 6 months period. Because home sales have declined since 2006. These CMA's span from January 1, 2009 to October 10, 2009.
