    SALES STATISTICS FOR 2007/2008 FOR 6 LOCATIONS IN LEE COUNTY

    I selected Sanibel Island, Captiva Island, Cape Coral, Fort Myers and  Fort Myers Beach and North Fort Myers. Here I show you 2007 and 2008 comparisons for average sales prices, square footage and more. This table shows that prices have come down across the board except for condominium sales on Captiva Island, where we see an increase. These are statistics for average sales measured by square footage, last list price, sold price and average price per square foot. This table provides a very broad overview. Often visitors want to know about the price per square foot for a location. The price per square foot is calculated based on the living area of the sold house. So for example an old cottage on a large Gulf front property demands a very high price per square foot of living area. Even though this table gives you an overview of the average price per square footage per location, you can not take this price and apply it to a specific property to determine the value of the property.
