    BIRD'S EYE VIEWS OF SINGLE FAMILY HOMES AND CONDOMINIUMS ON SANIBEL ISLAND

    This page shows you aerial views of Sanibel Island. I selected Gulf front condominiums, Bay front single family homes and single family homes in a golf community. I am trying to convey how close to the beach our condominiums are located, how green the Gulf and the Bay waters are, how much nature preserve we keep on the island and how gorgeous our Bay front homes are, located directly on San Carlos Bay, for fishing and boating, or just a stone throw away from the bay.

    West Gulf Drive - Single Family homes with direct gulf frontage. Homes on West Gulf Dr face south, as you can see. The further west you go, the deeper the lots are. Homes here range from 3.8 to over 13 million in price. Single family gulf front homes on Captiva face generally west. 

     

    The Atrium - located on West Gulf Drive - west of Tarpon Bay Road. Total number unit 24.

     

    Compass Point on Middle Gulf Dr. You can see the five buildings on the right hand side and the 10 sections of the main building with direct Gulf frontage. Condominiums in the side buildings are sold for about $400,000 less than in the direct Gulf front building. Total number of units 45. The development to the right is Sanibel Siesta, to the left Sunset South.

     

    Gulfside Place on Middle Gulf Drive. You see about half of the development built in a large U shape facing the Gulf of Mexico. Total number of units is 64.

     

    Isabel Drive  - A road of single family homes located on San Carlos Bay. I am showing you the end of the road where it opens to San Carlos Bay. Homes not located on the bay side are located on a wide canal. Homes on the Bay side may have dock space on the canal side if they do not have their own dock in the backyard facing the bay. 

     

    Woodring Rd  - A road of few single family homes located on San Carlos Bay. You see the nature preserve at the bottom of the picture. You see that these homes all have docks on the Bay side. A Sanibel rule prohibits the building of new docks if located east of Woodring Rd. This is an isolated road on Sanibel, located at the end of Dixie Beach Road.

     

    San Carlos Bay Drive. A road of single family homes located on San Carlos Bay. This road is east of Woodring Road. Some homes have a dock on the Bay front. New docks may not be built here. The vacant lot you see here was for sale in January 2009. There are 2 lots for sale on this road, one for $1,995,000 and the other for $2,000,000. Bay front homes are offered in the $3,000,000 range. One single family home was listed for less than 2 million but has been taken off the market. Homes not located on the bayside have canal frontage with dock space.

    Moonshadow on Middle Gulf Drive. A very small community of townhomes. As you see there are only 4 buildings on the Gulf side. Another 2 buildings are located across the street bringing the total number of buildings to 6. Each building houses 2 units, bringing the total number of units to 12. You can also see the pool and tennis courts. This is a very exclusive Gulf Front community goverened by a Hoame Owner Associtation and not Condominium Association. To the right you see again Sunset South.

    Lighthouse Way on the East end of Sanibel, bordering San Carlos Bay. Again. homes not bordering the bay are located on a canal which leads into the bay. Bay front homes are large and boast spectacular architecture. They are being offered in the 3 million dollar range. The canal ends at the entrance to San Carlos Bay and the Sanibel Marina where you also find Grandma Dot's restaurant.

    Loggerhead Cay located on East Gulf Drive with 168 units ranging from just shy of $500,000 and up to just shy of 1 million if located on the beach. This is a favorite development also for vacation renters. A good investment. Units here have come down 10-20 % in the past 2 years. Loggerhead Cay offers a great floor plan which is in general a little bigger than most like priced condos.

     

    Pointe Santo De Sanibel - A Sanibel favorite - located on West Gulf Drive, just east of Tarpan Bay Road. Pointe Santo has 141 units and is a vacation destination for many visitors. You can see the swimming pool and the small club house behind it where children are being entertained and where parents may leave their children occasionally at night to go out to dinner. Located U-shaped like many Sanibel communities, Gulf front units are listed from 1.1 to almost 1.6 million and start a little over $500,000 if located farthest from the beach. 

    Sand Castle Road - located in The Dunes on Sanibel Island. Single family homes are located on the Golf course and/or close to lakes, or face nature preserve. This community is located on Sanibel's east side. Homes range from shy of $500,000 up to 1.2 million. Some homes are duplexes. Home owners do not have to belong to the public golf course, which includes a restaurant and tennis courts. 

    Shell Harbour - a development of single family homes located on east end canals on Sanibel Island. These canals eventually pass under Periwinkle Way, thus limiting boat size. Gorgeous homes are located in this area. You see here Sand Dollar Road and Kings Crown. Just about everyone has a dock in their back yard. Homes here range from $850,000 to just shy of 2 million and have all come down 10-20 % in the past 2 years.

    Tanglewood - A commnunity of only 9 units located in 5 buildings. 4 buildings each have 2 condos and the building in the center, unit 3, is a single family home which is part of the condo complex.  Located on Sanibel's East end, close to the Lighthouse. Units here are rarely for sale. Unit 3 was listed shy of 1.6 million. It was built in 1967 and was the first building on this 3.5 acre compound. The other houses were built in 1982/83. If you walk down on Seagrape you get to Periwinkle Way and the Lighthouse Café. 

     

    Mariner Pointe - on Sextant Drive. This is the first community you pass on your left when you enter Sanibel Island. Mariner Pointe is located on San Carlos Bay and has deeded beach access on the Gulf side, about one half mile from here. Owners and renters at Mariner Pointe enjoy a fishing dock, 2 swimming pools, tennis courts and first come first served boat dockage. The dockage is valid on a yearly small fee. Condos here are several to a building or town homes and are listed generally in the $400,000 to $800,000 range, based on location and size. There are 100 units. The largest have 3 bedrooms. There are several BBQ areas shared by all.
