    Buyer's Market....

    I no longer have to convince anyone of our buyer's market. Please find all sorts of deals to your left, from short sales to best buys. We have sold an incredible number of homes in Cape Coral and in Fort Myers as you see in tables in the Buyer's Market link below. Sanibel and Captiva prices have not been impacted as much by the real estate slump, except that we sold far fewer homes than usual on these islands. Prices on Sanibel and Captiva are slowly climbing again and most "deals" have sold. But it is not too late to find that special home you always dreamed of owning but could not afford. Maybe now you can. Take a look at the menu. There are many listings and CMA's waiting for you to explore. This year buyers took advantage of purchasing single family homes below $500,000 on Sanibel Island. Great homes. Few are left. Bayfront and canalfront homes on Sanibel came down in price by several hundred thousand dollars! On Captiva homes on Wightman and Laika Lane and Andy Rosse and at Sunset Captiva have all come down in value, as have condominiums.  This is perhaps the last year when one can take advantage of the price adjustments on Sanibel and Captiva. I definitely see that prices in these valued locations are slowly climbing again. Especially high end homes.

    The YTD median sales price for single family homes on Sanibel and Captiva is $750,000 on July 8, 2009 and $647,500 for condominiums. It appears that prices have bottomed on Sanibel / Captiva and may be on a rise. The number of sales is very low.

    Investments.....

    The time when investors purchased pre-construction homes and sold them for a big profit before construction was completed has passed and may not come again for a while. This does not mean that we do not have a great inventory for investors who are again looking at long term Investments.
