    Buyer's Market.

    This is the time for a good deal to be made. Buyers buy best in a buyer's markets, sellers sell best in a seller's markets. Not everyone agrees that these are the lowest prices. But all indication is that we have either hit rock bottom or are very close to it. Real estate news is based on statistics which are not gathered in real-time and therefore real estate news is never current news. It seems current when we hear about it but it is actually "old news", a report on past activities. Our sales in Fort Myers have been climbing steadily since April. We are selling more properties in 2008 than we did in 2007 and in 2006.  On Sanibel the sales seem to be about the same for the past three years, but we are back to occasionally selling homes on Sanibel that listed for only one day. Not foreclosures, not short sales, but quality homes - priced right by savvy sellers.

    Investments.....

    The time when investors purchased pre-construction homes and sold them for a big profit even before they were built, has passed and may not come again for quite a while. This does not mean that we do not have a great inventory for investors who are again looking at long term conservative Investments. The new investor is one who visits here after reading up on our local buyer markets, knows pretty much what he is interested in and more often than not returns home with an executed contract in his pocket.

    Proposed Property Tax Changes....

    Under a plan approved by the Florida Taxation and Budget Reform Commission, voters will have a chance in November to approve an across-the-board property tax cut averaging 25 percent. The measure also includes a provision giving businesses, second homes and other properties that do not qualify for a homestead exemption a 5% cap on annual tax increases. This is a proposal which may impact our sales tax rate.
